Eight miles west of Sebastopol, tucked into old-growth redwoods along the Bohemian Highway, Occidental is the most secluded of West Sonoma County's small towns, and one of its most distinctive. This is a place people choose on purpose, for the quiet, the forest, and a community that has never much cared to be typical. For buyers looking for real privacy, a genuine sense of retreat, and easy access to both wine country and the coast, Occidental is usually the answer.
I've worked this market for more than 20 years and know Occidental well, from Coleman Valley Road out toward the coast to the redwood canyons above town. Here's what buyers should know, and what's currently available.
Occidental was built at the end of the line, literally, as the final stop on the old North Pacific Coast Railroad, and the town still carries that railway-town character in its architecture, including Howard Station Cafe, a beloved breakfast spot housed in a former train station. Main Street is small but full of personality: local galleries and boutiques, a butcher shop over a century old in Panizzera Meat Co., and a restaurant scene that genuinely punches above the town's size, from century-old Italian dining at the Union Hotel and Negri's to newer spots like The Altamont General Store.
The Occidental Community Farmers Market runs Thursdays, 4 to 8 p.m., May through October, and the Occidental Center for the Arts has hosted music, comedy, and dance for more than 30 years. The town leans into its own eccentricity, from the annual Fool's Parade to the Christmas Holiday Crafts Faire, and the surrounding redwoods, including the Grove of Old Trees and Bohemia Ecological Preserve, are as much a part of daily life here as downtown itself.
Occidental is a small place, with roughly 1,162 residents across 541 households, and it's genuinely car-dependent rather than walkable, which is part of the point: people come here for acreage, forest, and distance from the everyday, not a walkable in-town experience. That tradeoff is exactly what draws buyers are looking for something quieter.
Occidental's real estate ranges widely, from classic in-town cottages to substantial redwood-canyon estates on multiple acres, along with the neighboring hamlet of Camp Meeker just up the road. What sets the top of this market apart isn't square footage so much as setting: privacy, tree canopy, usable acreage, water and septic capacity, and proximity to the coast or to Coleman Valley's ranch land all factor heavily into value here.
Buyers drawn to Occidental are usually after one thing above all else: seclusion that still feels connected, close enough to Sebastopol, the Russian River, and the Sonoma Coast to get to any of them in twenty minutes or less, but far enough into the redwoods to feel like a real retreat. Because inventory in this tier is genuinely limited, and because these properties often depend on well-informed diligence around water, septic, and access, having someone who actually knows this specific stretch of West County matters more here than almost anywhere else in Sonoma County.
Known for his grounded presence, deep market knowledge, and refined yet down-to-earth style, Timothy has quietly built one of the strongest track records in West Sonoma County's upper market. He holds the record for the highest-priced non-vineyard home sold in Sebastopol, at $5 million, and set a new price-per-square-foot benchmark in West Petaluma with a $3.3 million sale at over $1,400 per square foot. He ranks among the top 10 agents by sales volume in West Sonoma County, results built not on flash, but on integrity, consistency, and genuine relationships.
His peers have trusted him to lead, too. Timothy is a past president of the North Bay Association of Realtors (NORBAR), past president of the Sebastopol Chapter of Realtors, and a former director of the California Association of Realtors. He previously owned and operated his own brokerage and now proudly works under the Vanguard Properties banner, one of the region's leading firms, where he has earned Top Producer recognition 13 years running.
